what is home staging

This is the main reason why staging uses primarily neutral colors and only bold colors when they are part of the "story" of the room.  The beige sofa can be part of a red accent room or a blue accent room by using other staging items such as pillows to brighten it up and absorb it so that it follows the theme within the room.

The flowered sofa will be harder to soften because even though it is the exact same piece of furniture, it takes up more space visually, is busier and is definitely louder.  The themes it can take part in are fewer and the sofa itself will remain the focal point (good or bad) in the room.

In the two pictures below, you can see how the same type of sofa color was used to give the room a "red" tone in the city condo or an "aqua" tone to the new construction in the woods.  Now, please try to imagine both properties empty - that is what they were when we started out.   In both these properties,, staging was focused on improving the property's appeal by transforming them into a welcoming, attractive product that anyone might want.

Home staging is the act of preparing a private residence for sale in the Real Estate marketplace.  The goal of staging is to make a home more appealing to the highest number of potential buyers.  Home staging is decorating a house with the buyer in mind; it is about perfecting the art of creating the right moods.  Staging will make a property look bigger, brighter, cleaner, warmer and attractive.  The idea is to make a buyer fall in love with the property and see it as their next home.

An empty house can often seem lifeless and cold - hardly a place you could move in right away - while a staged house with appealing furnishings will provide a mood and showcase the property to create that move in ready feeling.   To explain this better, we have used some examples.

Today, most people would agree that the sofa in white or beige is more attractive than the same sofa with a flowered motif.  Selling is a question of finding one buyer in the largest pool of possibilities therefore, we want to present the house with a look or mood that "most" people would consider appealing.  Most people will love it but someone will fall in love with it.

Statistics show that homes that are staged in today's market sell much faster than those that are not staged and usually for more money!  In a sample of over 1,000 homes professionally staged  (62% vacant, 38% occupied) in the U.S.A,  StagedHomes.com confirmed that staged homes sell in an average of 11 days whereas homes that aren't staged take 90 days or more.  On average, staged homes sold not only quicker but also sold for 17% more money than un-staged homes!
