We do not have standard decor, on the contrary. Each home is staged taking into consideration its style, architectural period and the requirements of light and space. With your Broker's input, we even know who your target buyer is (family, single, multi-generational). Every project is unique and no two houses look the same. We strive to have a common design theme within each house so that the house feels cohesive and put together.
Initial Contact with you
On our first (phone or email) conversation we will discuss where your property is located, which rooms you would like to have staged and what your preferred staging date is. With that information on hand, we will prepare a "draft" quote of the cost of your staging and we will confirm if your desired date is available. It will list all the items that will be included in your staging, room by room. If that quote is acceptable to you or in the ball park of your budget, we will schedule an in-house visit/consultation.
Initial In-Home Consultation
We will start with a tour of your space, setting priorities and presenting you with options and ideas room by room. We will be asking you to describe your time frame for moving out or listing the property and we will finalize the budget at that point. We are flexible and we are able to adjust the budget by adding or removing rooms, patios, etc. The idea is to prioritize rooms and/or focal points and showcase the property in the best possible light. Furniture choices and style will be made at this meeting.
Declutter and de-personalize and re-organize (occupied homes)
This is when we will dive right in: tips on clearing up and decluttering your house to get ready for staging. Our goal is to create an interesting space to attract the attention of potential buyers. With our guidance, you will be able to select which items need to be stored away and which items you should leave to be used during the staging.
Staging Time
The staging date is fixed in our staging quote and contract. The furniture that was chosen at the consultation stage will arrive to the property by truck once the declutter, de-personalize and re-organization has been taken care of. In case of both occupied or vacant homes, the arrival of the furniture, and the staging crew will be simultaneous and the staging can begin! The staging crew will bring with them the décor items for the property in the Room by Room Van. Depending on the size of your property, staging will be complete between 1 and 2 days.
De-Staging After Sale
Once the house has sold and before closing, the furniture and décor will be removed by our staging crew completing the de-staging process. The house is now ready for a final clean up to be turned over to the new owners!

Vacant homes do not show well and are often uninteresting, lifeless and cold; research shows that only 10% of potential buyers can visualize the potential of a home without furnishings. All buyers are looking for a home and empty spaces do not do a property justice.
Occupied homes are a challenge to show because there is a family (or multiple families) that live in the house. Their lifestyle and "stuff" is often there for everyone to see. In some situations, the clutter is so much that it is nearly impossible for a potential buyer to see the bones of the house and imagine the floor plan working for them. It is not always possible for the owner(s) to move out ian In those cases, partial or occupied staging is a great solution.
Using the homeowners' furniture, we help envision a model home within their property. Advise on declutter, bringing in additional light by removing heavy curtains and showing off beautiful floors by removing older rugs and floor mats are some of the things that we will propose. Sometimes furniture is too big and some of it can be taken out to better showcase the size of a room. Introducing staging decor will help organize the spaces while giving it a clean, easy canvas for potential buyers to see when they visit. The addition of size appropriate furniture or furnishing a room that does not have furniture also helps to present a proportionate and harmonious home.
Most importantly, furnishing a home puts each room in context offering potential buyers a sense of scale and purpose for each space. If you think about it, any room could be a dining room but if the room has a table and chairs, it becomes immediately obvious that this is the dining room. Furthermore, the staged furniture showcases the size of the room and potential buyers can start imagining their own furniture in that space.
Looking for and deciding to purchase one specific property is an emotional experience for potential buyers; they are not looking to buy a house, they are looking to buy a home, for them, for their family. Oftentimes, charms that are incredibly obvious to the sellers are lost to buyers if not showcased with staging.
